How is the
listing or asking price determined?
Answer: YOU DO!
Sellers (although they
may not realize it) are in total control of setting the listing price.
Your real estate agent is responsible to researching the
neighborhood comparable sales and evaluating the current
local real estate market to determine
and suggest a fair asking price. If the seller doesn't agree, then
it would be wise to map out a multi-phased "price correction" timeline that
will eventually sell the home or in some cases, just decide that now
is the right time to sell your home because current market conditions are
not ideal for the price you are willing to sell for. It's important
to note that Real Estate Agents & Realtors do not determine the
price - buyers do.

How much does a real estate agent charge to
sell a home?
Answer: NEGOTIABLE
All real estate sales
commission rates are negotiable! Although fees vary from agent to
agent and can range anywhere from 4-8% of the sales price. The sales
commission rates are not set in stone and are negotiable depending on the
specific level of marketing services an agent will provide. It's
important to note that whatever fee you negotiate with your agent is split
with the cooperating ("co-op") broker who represents the buyer. You
need to ask questions and do not be afraid to inquire about fee scheduled

What the heck is a sales
"co-op"?
Answer:
FEES PAID TO A REAL
ESTATE AGENT.
The term "co-op" = the fee or percentage of the sale of a home that is
offered as compensation to the cooperating real estate broker who helps
sell your house.
For example, the listing agent (the agent who is selling your house)
offers a % of sales commission (see above) to the cooperating agent who
can locate a buyer for your home. In the Denver area, a co-op of
2.8% is typical. So if your real estate agent accepts the listing
for 6%, he/she agrees to pay 2.5% to the buyers agent. The reason we
mention this is because most sellers believe the listing agent earns the
entire amount and we felt the need to dispel this myth.

What are
"discounted" or "limited services"?
Answer: IT DEPENDS WHO YOU
ASK.
The term "discounted" or
"limited service" can range from hiring an agent to put your home in the
MLS and nothing more. Some agents will only market your home
independently by placing a sign in the front yard with no additional
exposure. You really need to interview an agent face-to-face to
fully understand what the fee structures are. In today's
ultra-competitive real estate market, you really need an experienced
Realtor who is willing to offer full brokerage services at the best
possible rate so it's a win-win relationship.

Are there any
up-front or hidden fees to sell
my home?
Answer: ABSOLUTELY NOT!
For better or worse, real
estate agents are not paid unless they successfully get to closing.
This is great for the seller, because (unless otherwise negotiated in
writing) you are not obligated to pay your Realtor for any of their time,
materials or advertising expenses unless they sell your home. Most
sellers have no idea that this is a huge risk for agents to take on -
especially in a down real estate market - but it's the price your agent
takes to be in this business.

Who will
show your home to prospective buyers?
Answer:
Most real estate agents cooperate with
other real
estate professionals. Agents from Re/Max, Coldwell Bankers, Metro
Brokers,
Keller Williams and other offices frequently show and
sell sell each other's listings ("co-op"
is explained above). Your real estate agent should has showing
coordinators who schedule showings 7-days a week.

If I call or e-mail the sponsoring real estate
agent, will I be pressured?
Answer: ABSOLUTELY NOT.
Like you, we despise high-pressure sales people and tactics. You have our assurance that
the sponsoring real estate agent/broker will never pressure or obligate you to do
